Referral website, not the contractor. How it works

Many opener problems come down to three things: blocked or misaligned safety sensors, a dead remote battery, or a worn drive gear. HomeAdvisor puts a new installed opener at about $218 to $540 when a repair isn't worth it.

Opener problem or door problem?

An opener is built to move a balanced door. DASMA's opener safety tips say that if your door feels heavy or needs two hands to lift, it's probably out of balance, and "the answer is not a more powerful garage door opener." So check the door first.

  1. Pull the door's weight off the question. If the door is closed and the springs look intact, a technician can disconnect the opener and lift the door by hand to see whether it moves smoothly and stays put halfway. Don't do this yourself if a spring looks broken.
  2. Match the symptom:
Symptom Usually the opener Usually the door
Nothing happens, no lights, no sound Power, breaker, logic board
Motor hums, door doesn't move Stripped gear, or the trolley is disconnected Broken spring or engaged manual lock
Door starts down, then goes back up Sensors blocked, wet or out of line A bent track or binding roller can also trigger the reverse
Remote fails, wall button works Remote battery or programming
Door moves in jerks or very loudly Worn chain, belt or gear Dry or rusted rollers and hinges
Door stops partway Force or travel settings Spring or cable problem

If the right-hand column fits, see garage door spring repair or off-track and cable repair.

Why openers act up on the Gulf Coast

The sensors sit in the splash zone. DASMA says the photo eyes should be mounted no higher than six inches above the garage floor. That's the right height for safety, and it's also where rain blows in under the door and where floodwater arrives first. The National Weather Service says Hurricane Harvey flooded more than 64,000 homes in Jefferson County. Mud, water spots and spider webs on the lenses are all common reasons a door won't close.

Power outages after storms. The Weather Service says Hurricane Laura blew down trees, power lines and power poles in Jefferson and Orange counties in 2020, and a Nederland resident told the Port Arthur News he lost power at about 1:15 a.m. when it passed. An opener without power leaves you working the door by hand. HomeAdvisor lists battery backup units as an add-on at about $50 to $150.

Humidity on moving parts. Chains, rails and the opener's mounting hardware are steel. In damp air they rust and get noisy. A door with rusted rollers and hinges also makes the opener work harder every cycle.

Old openers in older garages. DASMA says every opener made for the U.S. since 1993 must include a second safety-reversing feature, such as photo eyes near the floor. "If your opener lacks a similar safety reversing feature, it's time to get a new opener."

What you can safely check yourself

  • Wipe the sensor lenses with a soft cloth and make sure both indicator lights are on and steady.
  • Look for anything in the beam: a trash can, a mop, a garden hose.
  • Change the remote battery, and try the wall button to rule out the remote.
  • Check the outlet and breaker, especially after a storm or an outage.
  • Make sure the door's manual lock isn't engaged. An opener straining against a locked door can strip its gear.
  • Watch the door close. DASMA says to keep the door in sight until it's fully closed, so nobody gets caught under it.

DASMA says the opener's force (sensitivity) adjustment is work it recommends a trained technician do, because a door that doesn't reverse readily on an obstruction is dangerous.

When the power is out

Most openers have a red emergency release cord that disconnects the door so you can move it by hand. Use it only when the door is closed and the springs are intact. Pulling the release on an open door with a weak or broken spring can let it fall. If the door is heavy or won't stay up halfway, leave it closed and get it checked.

Job Typical national range
Opener repair (most problems) About $100 to $500

New opener, installed About $218 to $540; about $379 average

HomeAdvisor says installation usually takes two to six hours and that replacing an opener can cost less than a first-time install when the existing rails or wiring can be reused. Prices from the company you're connected with may differ. See the garage door repair cost guide for the full table.

Repair or replace the opener?

Repair usually makes sense when: - The opener is fairly new and the problem is a sensor, remote, gear or wall button. - Parts for your model are still available.

Replacement usually makes sense when: - The opener has no photo-eye sensors near the floor (DASMA's rule). - The logic board or motor has failed on an older unit. - You want a battery backup or a quieter belt drive anyway. - The door is being replaced and the old opener isn't suited to its weight.

HomeAdvisor's chart puts chain-drive openers at about $150 to $250 and belt-drive at about $160 to $350 for the unit. Ask the company which drive type it recommends and why.

Before the visit

  • Note the opener brand and model (usually on a label on the motor unit) and roughly how old it is.
  • Say whether the wall button, remote and keypad all fail, or only one.
  • Mention any recent outage, storm or flooding in the garage.
  • Ask about the trip or service-call fee, and get a written price before work starts.

Common questions

Is it worth repairing a garage door opener?

Often, if the opener is fairly new and the problem is a sensor, a remote or a single worn part. HomeAdvisor puts most opener repairs at about $100 to $500. If the opener has no safety sensors near the floor, DASMA says it's time for a new one.

Is it cheaper to repair or replace a garage door opener?

A sensor or remote fix is usually cheaper than a new opener. HomeAdvisor puts sensor realignment at about $150 to $250 and a new installed opener at about $218 to $540, so a big repair on an old unit can cost nearly as much as replacing it. Ask the company to price both.

Who should I call to fix a garage door opener?

A garage door company, not an electrician, unless the outlet itself has no power. DASMA recommends that a trained door systems technician install openers, and opener problems are often door problems in disguise, such as a broken spring or an unbalanced door.

My opener stopped working after a storm. What should I check?

Check that the outlet has power and the breaker hasn't tripped, and look at the safety sensors near the floor for water, mud or a knocked-out alignment. If the door won't move even with power and clean sensors, or if it moves unevenly, stop and get it checked.
