When a new door makes more sense than a repair
Repair one failed part; replace the door when the door itself is the problem. Signs it's time:
- The bottom section or bottom brackets have rusted through. Damp air and floodwater hit the bottom of the door first.
- Several panels are bent, creased or bowed after a storm or a car bump.
- Panels for your model aren't made anymore, so one damaged section means a whole door.
- The door keeps coming off track or the repairs keep stacking up.
- You want a door with a published wind rating or impact-resistant glass.
- It's an old one-piece tilt-up door. HomeAdvisor notes these use extension springs; a sectional door is the usual replacement.
HomeAdvisor says most doors last 15 to 30 years, and steel doors 15 to 20 years "with regular lubrication and rust control."
Windstorm rules in Jefferson County
Beaumont, Port Arthur, Nederland and Port Neches are in Jefferson County, one of the 14 coastal counties in the Texas Windstorm Insurance Association (TWIA) coverage area. TDI says homeowners there may not be able to get private insurance that covers wind and hail, and that most homes need a certificate of compliance to buy a TWIA policy.
What that means for a garage door:
- Garage doors aren't on TDI's list of repairs that skip inspection. That list covers things like storm doors, fence repairs and gutters.
- TDI's garage door handout says to call your insurance agent first to find out whether the repair must comply with the building code. If it must, the inspected work earns a certificate of compliance, Form WPI-8.
- Timing matters. TDI says a WPI-8 covers work inspected while it's underway. Completed work can get a WPI-8-E instead, but TDI says inspecting a finished job is harder and "may cost more." Ask before the old door comes out.
- The door must be installed to the manufacturer's tested high-wind instructions. TDI says approved wind-resistant doors usually come with installation drawings.
We can't tell you whether your job needs an inspection. Ask your insurance agent or TDI at 800-248-6032. The full explainer is on the wind-rated garage doors page.
In Vidor? Vidor is in Orange County, which isn't one of the 14 TWIA counties, so TWIA's WPI-8 rules don't apply. Your own insurer may still have requirements; ask your agent.
Choosing a door for the coast
Wind rating. TDI says that in high-wind areas, published wind-resistance ratings for a garage door are important and that most major manufacturers have product listings with TDI. Port Arthur's building FAQ gives a design wind load of 140 mph for that area. Ask what rating the door carries and whether it matches what your city and insurer expect.
Glass. TDI says that if the door has glass panels, you should consider an impact-resistant door, and that glass panels should be rated to ASTM E 1996.
Size and placement. DASMA says a door's wind-load requirement depends on its width and height, its distance from the building's corner, the building's height and the roof pitch. Two neighbors can need different doors.
Hardware. Ask about corrosion-resistant springs, hinges, rollers and fasteners if you live near Sabine Lake or the Gulf.
Insulation. HomeAdvisor puts an insulated upgrade at about $600 to $3,000 depending on the door. Insulated doors are heavier, so springs must be sized to match.
Track. DASMA advises against putting a new door on the old track: "The track and sections work together as a system."

Permits for a new door
- Beaumont: the city's list of work that doesn't need a permit says anything not on the list does, and the repair exemption excludes work that alters exterior doors. Garage doors aren't named. Call Beaumont Building Codes at 409-880-3100.
- Port Arthur: the city's building FAQ says a permit is required for all remodeling and renovation jobs. Permit techs: 409-983-8261.
- Other cities: check with the city building department. The Nederland, Port Neches and Vidor pages list their numbers.
A city permit and a TDI windstorm certificate are separate. You may need one, both or neither.
How a garage door installation usually goes
- Measuring: the opening, headroom, side room and the ceiling depth for the track.
- Choosing the door: size, material, insulation, glass, and the wind rating your situation calls for.
- Paperwork: any city permit, and the windstorm inspection if your agent says you need one.
- Removal: the old door's springs are unwound before the door comes down.
- Installation: new track, door, springs sized to the new door's weight, and the opener reconnected or replaced.
- Testing: balance, the safety-reverse feature and the opener's force settings.
Questions to ask before you sign
- What's the total, in writing, including haul-away and any permit or inspection fees?
- What wind rating does this door have, and where can I see its product listing or label?
- Will you install it to the manufacturer's high-wind instructions?
- Are you familiar with TDI's Windstorm Inspections Program? (TDI lists unfamiliarity as a warning sign.)
- Ask about warranty terms on the door, the springs and the labor, and get them in writing.

Common questions
What is the lifespan of a garage door?
HomeAdvisor says most garage doors last 15 to 30 years, and that a steel door can give 15 to 20 years of service with regular lubrication and rust control. Near the water, rust control matters more.
How much does a new garage door cost in Beaumont?
National guides put a typical installed door at about $754 to $1,707, with an average around $1,231 (HomeAdvisor, checked October 2026). Size, material, insulation, glass and any wind-load requirements move the price. The company you're connected with sets its own price.
Do I need a windstorm inspection to replace my garage door?
In Jefferson County, possibly. Garage doors aren't on TDI's list of repairs that don't need a windstorm inspection. Ask your insurance agent or TDI at 800-248-6032 before the door goes in. Vidor is in Orange County, outside the TWIA area, so TWIA's inspection rules don't apply there.
Can the new door go on my old tracks?
DASMA advises against it. The old track may not fit the new door's section thickness, weight or headroom, and "the track and sections work together as a system." TDI's wind guidance also talks about replacing the door and the track together.
